Broadland is the district wrapped around the north and east of Norwich, and it is really two things at once. Sprowston, Thorpe St Andrew, Hellesdon, Old Catton, Taverham and Drayton are Norwich’s own edge, where most of the population lives. Out past Rackheath and Salhouse it becomes the Broads: Wroxham, Horning, Brundall, Blofield and Acle on the water, with Aylsham, Reepham and Coltishall inland to the north.

Broads News covers both halves. The council for all of it is Broadland District Council, which moved out to a shared headquarters on the Norwich ring road in 2023.   • Broadland house prices: the district average is £314,426 and rising 7.6% a year, the fastest in Norfolk. We read 1,841 Land Registry sales to give a median for every parish, from Wroxham at £437,500 down to Acle at £256,000.
